We are Praxis and we are seeking the views of the local community about our proposals to redevelop five office buildings at Kings Hill that are largely redundant for the needs of today’s businesses.
Between them, the five buildings are 89% vacant and are home to just three tenants which we can relocate to our other more flexible offices providing ‘right-sized’ offices on the business park.
We are then proposing to use the sites – all accessed off the Tower View arterial road and one site off Kings Hill Avenue – for housing. The new homes will make a natural extension to the existing residential areas of Kings Hill and will offer easy access to the community facilities clustered around Liberty Square.
At the same time as repurposing these buildings for new homes, Praxis has started work on a £6.75m programme of refurbishment and renovation to upgrade three of our 14 office buildings at Kings Hill. When completed they will provide business space that will help companies encourage their teams back to the office, rather than work from home.

The Masterplan
Praxis’ vision for its Kings Hill portfolio is to sustain employment, support the local economy and respond to housing demand.
We propose to reshape the business park for modern occupiers by refurbishing suitable buildings into smaller, flexible office units with strong environmental performance.
Buildings that are no longer viable as office space would be redeveloped for new homes, helping to sustain the Kings Hill community.
Buildings shown in green would be retained as offices, while those in orange are proposed for redevelopment for residential.

Located to the west of Tower View, east of the recently constructed Bellway scheme and north of Kings Hill Avenue, at the entrance to Kings Hill. This building is currently vacant.
1 Tower View
Located to the south of Kings Hill Avenue, just off the first roundabout entering Kings Hill. This building is vacant.
50 Kings Hill Avenue
Located to the south of 50 Kings Hill Avenue, and to the west of Tower View. This building is partially vacant.
11 Tower View
Located to the east of Tower View, split by Limelight Walk. This site is to the south of housing within Edington Way and north of the Landings, later living apartments. No. 32 is vacant and 34 is partially vacant.

All sites have been identified in Tonbridge and Malling Borough Council's emerging Regulation 18 Local Plan for residential redevelopment within their development allocations policy.
At the same time, we are continuing to invest in our other Kings Hill office buildings to bring them up to modern accommodation standards and make them more attractive to both current and future tenants.
After considering the proposals, we would welcome your thoughts and feedback as part of our public consultation programme. This will help shape the final planning applications – one for each site – which will be presented to Tonbridge and Malling Borough Council later this year.
